In addition to our full property management services, The Comana Company also offers Single Family Home and Townhome Tenant Placement Only Services.
These services are used when a property owner would like to manage their asset personally, but requires support finding, screening, qualifying and securing the best tenant(s).
Tenant Placement Services include:
- A preliminary on-site walk through to determine what may be necessary to prepare your home for market and to set the best rental asking price of your property.
- Project management of all work necessary to prepare your property for rent.
- Far-reaching online advertising to 30+ well known and widely used websites including paid advertising on Zillow, Truilla and Hotpads to get your property rented quickly.
- Immediate response to perspective tenant property showing requests.
- In person property tours with prospective tenants and/or Self-guided property tours through Tenant Turner to expedite vacancy days on Market.
- Extensive tenant screening including credit report, credit score, eviction, criminal, terrorist, sex-offender, employment and rental history background checks.
- Comprehensive lease administration that includes a thirty-five (35) page+ rental lease agreement and a six (6) page tenant signed detailed Move-In inspection report all emphasized on litigation prevention.
- Pet Screening profile requirement during the application process to establish whether applicant has a pet or not.
- Renters Insurance Requirement for all new tenants naming property owner as additional interest.
- Collection of first month’s rent and security deposit(s) with concise accounting and disbursement of initial funds collected.
Our Tenant Placement Service is a flat fee $1995.00
